If you're a salaried employee in India living in a rented house, you've likely heard of House Rent Allowance (HRA). To claim HRA exemptions and reduce your taxable income, one critical document is required by both your employer and the Income Tax Department: the rent receipt.

Understanding Rent Receipts

A rent receipt is a document acknowledging that a tenant has paid rent to the landlord for a specific period. It serves as proof of the transaction and is essential for claiming exemptions under House Rent Allowance (HRA). A complete rent receipt typically includes:

What Rent Receipts Should Contain:

  • Name and address of the tenant
  • Name and address of the landlord
  • Monthly rent paid
  • Duration of payment (month, quarter, or year)
  • Mode of payment
  • PAN of the landlord (if applicable)

Why Rent Receipts Matter for Your Taxes

For salaried individuals, HRA can be a significant part of your salary package. Under Section 10(13A) of the Income Tax Act, you can claim a tax exemption on HRA, but only if you provide proof that rent was paid.

Without them, your employer must deduct full tax on your salary, and even if you claim HRA later in your ITR, the Income Tax Department may demand evidence.


Rule 2A – The Formula Behind HRA Exemption

The HRA exemption is calculated based on Rule 2A of the Income Tax Rules, which considers the least of the following:

Calculation Factors:

  • Actual HRA received
  • Rent paid minus 10% of salary (Basic + Dearness Allowance)
  • 50% of salary (metro cities) or 40% (non-metro cities)

The smallest of these amounts is your eligible exemption.


Other Important Considerations

PAN of Landlord:

  • Mandatory if annual rent exceeds ₹1,00,000
  • If landlord has no PAN, signed declaration is required

Revenue Stamp:

  • Required only if rent is paid in cash and exceeds ₹5,000
  • Not required for bank, cheque, or UPI payments

Rent Paid to Family:

  • Allowed if genuine with formal rental agreement
  • Rent must be paid via verifiable mode (e.g., bank transfer)
  • Rent received will be taxable for your parents

For Self-Employed (Section 80GG):

  • ₹5,000/month or 25% of total income or actual rent paid minus 10% of income (whichever is least)
